For years our renovation drawings were only available inside a full design package. Then we noticed a pattern: some clients only needed drawings their contractor could build from, and they were paying for sourcing and styling they never used. So we split the drawings out and priced them on their own.
What renovation drawings are
A set of renovation drawings covers the existing conditions, a demolition plan, the proposed plan, elevations of anything built in, and a finish schedule. It is enough for a contractor to price the work and build it. It is not structural engineering, and it does not replace a stamped drawing when one is required.
Who they are for
Mostly three kinds of clients: people who already have a contractor they trust, people who want to choose their own finishes, and small commercial tenants with a fit-out contractor lined up by the landlord. In each case the drawings are the missing piece, and everything else is already handled.
Why a separate price is fairer
When drawings are bundled, part of the fee pays for hours the client will never use. Priced on their own, the fee follows the drawing time, and nothing else. The contractor also gets a cleaner set, because it only contains what is needed to build, which in our experience means fewer change orders once work starts.
What is not included
Structural stamps, permit filing, and furniture selection stay outside the drawing set. We will tell you when a project needs an engineer, and we can recommend one, but the stamp is theirs to give.
How the drawings are delivered
You get a printed set for the site and a PDF for the contractor, with a revision block on every sheet. When something changes during construction we issue a new revision instead of marking up the old sheet, so everyone on site is always building from the same drawing.
If you later decide you want the full design after all, the drawings carry over and nothing is drawn twice.
